NORTH CORRIDOR
Seven towns sit along US 75 and State Highway 289 (Preston Road) in Grayson and Collin counties. Sherman anchors the group, and it’s the one place here where a single employer is reshaping the workforce. Everywhere else, the break room serves schools, municipal offices, clinics and small businesses, alongside neighborhoods that have grown fast over the past decade.
Population figures below are 2020 census counts. Several towns have grown since, so we plan from current sales data, not census tables.
Sherman: Where the Chip Plant Sets the Schedule
Sherman had 43,645 residents in the 2020 census and is the county seat of Grayson County. Texas Instruments began production at SM1, its newest 300mm wafer fab, in December 2025. The Sherman site is planned for up to $40 billion across four fabs, and the shell of the second fab is complete
A site like that runs construction, startup and production crews at the same time, with clean-room gowning, badge zones and shift changes that don’t match a typical office day. We confirm zone rules and shift times during the survey, before any machine is placed.
Tyson Foods and Ruiz Food Products are among the largest employers in the Sherman-Denison metro area. AHS Sherman Medical Center, at 500 North Highland Avenue, anchors health care in town. The hospital was Wilson N. Jones Regional Medical Center until it was renamed in March 2024.
Austin College enrolls about 1,250 students. Its campus is at 900 N. Grand Avenue. Because of TxDOT construction on US 75 and US 82 in Sherman, routes to campus change frequently, so drivers need extra time. We build that buffer into service windows near downtown. Grayson College is a two-year community college based in Denison
Howe: Highway 75 Between Sherman and Dallas
Howe had 3,571 residents in the 2020 census. The school district places the town on Highway 75, about twelve miles south of Sherman and sixty miles north of Dallas. Howe ISD serves about 1,200 students across four campuses. Howe, Texas +2
Expect school buildings, municipal offices and small businesses along the highway. Each site gets its own survey before a route plan is set.
Gunter: Where Highway 289 Meets FM 121
Gunter had 2,060 residents in the 2020 census, up from 1,498 in 2010. The town was founded in 1902 on land the Gunter family deeded near State Highway 289 and Farm to Market Road 121. Gunter ISD is a rural district with about 1,150 students across three campuses.
Gunter is about ten miles north of Celina on Highway 289 and has grown as an overflow area from the northern Dallas suburbs. Service windows here follow school bell schedules and building hours
Van Alstyne: Growth Along Highway 75
Van Alstyne had 4,369 residents in the 2020 census. The city lies in both Grayson and Collin counties. US 75 runs along the western side of town, with access from exits 50 and 51. Van Alstyne ISD enrolls about 2,850 students. census.gov +3
The district’s high school at 700 Collin McKinney Parkway is a 361,000 square foot campus that was completed in 2024. Two additions there are scheduled to finish in December 2026: a $9 million classroom building and a $17 million athletics facility. Expect contractor activity on campus through next year, and we’ll plan around it
Anna: North Collin County’s Fast Growth
Anna had 16,896 residents in the 2020 census. Census Bureau estimates put the city above 31,000 by mid-2024. Anna sits in northern Collin County. Anna ISD serves the city’s students. Anna, Texas +3
In a town growing this fast, a break room that suited the last building may not suit the next one. We review sales at about 45 days and adjust the product list and service schedule then.
Melissa: Between McKinney and the Highway 75 Corridor
Melissa had 13,901 residents in the 2020 census, up from 4,695 in 2010. US 75 and Highway 121 converge in the southwest part of town, about six miles from McKinney, the Collin County seat. The city is served by Melissa ISD. Melissa, Texas +2
Expect schools, municipal offices and the businesses along the highway to make up most of the local demand.
Celina: Preston Road and the Growth Edge
Celina had 16,739 residents in the 2020 census, up from 6,028 in 2010. State Highway 289, known locally as Preston Road, runs along the east side of town. The Dallas Business Journal ranked Celina the fastest-growing city in the Dallas-Fort Worth metroplex for three consecutive years, 2019 through 2021. The town is about 40 miles north of Dallas. census.gov +3
Celina ISD operates Celina High School, Lykins Elementary and O’Dell Elementary, and the district shares the town with Prosper ISD. Prosper accounts are covered on the Prosper page, so this section doesn’t repeat that content
